HOUSING IN THE PERIPHERY

Madrid’s urban development of the last ten years has been a frantic growth directed by urban speculation. With annual appreciation taxes between 10 and 20%, more than 75,000 flats have been built and almost all of them sold before completion and resold between 2 and 5 times before reaching the final user.

These new residential areas are located in vast plots between the M30 and M40 motorways in the North (Sanchinarro, Monte Carmelo, Las Tablas) and between M 40 and M45 in the South (Ensanche de Vallecas).

The tour takes us to see Sanchinarro and “Edificio Mirador’ or Ensanche de Vallecas and “Eco-boulevard” with “intelligent trees” which are temporary urban equipment.
